Where is Roseland?

Roseland is located just to the southwest of the historic Village of Midlothian in Chesterfield County, near some of the most prestigious neighborhoods in the Richmond Region.  Its adjacent to the newly completed Route 288, part of Richmond’s beltway system, making it extremely convenient to the rest of the region.

It’s a subdivision right?

Roseland is much more than a residential subdivision.  In fact, it is unlike any suburban development yet seen in the Richmond region.  It is based on the New Urban principals of complete places where work, play, and living all come together, reducing the adverse impacts of sprawl that is so often seen in the suburbs.  In Roseland, one can legitimately meet nearly all of the daily needs right here, without having to spend time and effort on the road each day going to strip malls, office parks, and big box stores.  We are even planning to build a school and library right here in Roseland.

What is New Urbanism?

The New Urbanism is a design movement begun in the 1980’s by some of the world’s most brilliant and thoughtful architects and planners.  Their observations of the post-war development patterns that catered to the automobile-induced sprawl led them to believe that an alternative approach to land use patterns was urgently needed.  By walking the greatest places on earth, from cities and towns to the rural countryside, the founders of New Urbanism identified certain “truths” of sustainable land use.  These truths are central to the design decisions we make in Roseland.  For more information on the New Urbanism, please visit the Congress for the New Urbanism at www.cnu.org.

When will homes be available?

Roseland is still in the planning process.  In fact, the zoning entitlements are not yet in place.  While we expect those entitlements for Roseland to be secured in 2008, it will take more time to design and build the necessary infrastructure to support the homes and businesses.  Expect to see the first homes to be available in 2010.  Homesites in Roseland will be highly sought out, so if you want an opportunity to be in the lottery for the first homesites when they become available, please click here and fill out the necessary information.  We’ll be glad to keep you posted.

When will businesses open in Roseland?

What type of businesses will be in Roseland?

Roseland will afford a wide variety of homes for a wide array of lifestyles.  We offer many opportunities for ownership and rental.  We offer everything from maintenance free homes to large lot estate homes.  We have condominiums that sit above main street retail shops, offering perhaps the most convenient option in suburbia today.

What is more, we offer the variety of styles near to one another, not corralled together in segregated pods.  We know that people may want to enjoy the same community amenities but may not have the same desires for size or cost of home.  In Roseland, you don’t sacrifice the community because you have a certain homestyle need.

How many homes will be in Roseland?

Roseland’s vision plans for over five thousand homes of many types to be constructed over the next two decades.  Of this total several thousand will be multi-family homes that cater to the changing needs of our aging demographic, as well as those that favor convenience and having their time over large lots that take a lot of effort to keep up.  All homes, single family and condos alike, will have the same stringent architectural guidelines so that all will be beautiful and an enhancement to the overall community.

What are the home prices?

Just as the housing types vary widely, so do the prices and options of living in Roseland.  While no prices have been set at this time, we anticipate price ranges for single family homes from less than $200,000 to multi-million dollar estates.  Rental properties will carry a wide range of affordability as well, from well under $1000 per month to penthouse condominiums in Old Town.

In Roseland, we are serious about making the community available to the widest possible spectrum of economic means, because we feel that everyone deserves to live this well.

What do you mean by ‘green building’?

Green building is an approach to responsible construction that results in healthier indoor air quality and living environments and more energy efficient homes and businesses.  Our approach to green building starts with every builder in Roseland, and each receives extensive training in proper construction techniques.

Materials selection is an important element of green building.  From proper window selection to siding, insulation and paint, the materials and how they are installed dictates the efficiency of a home and business over the long term.

In the end, our aim is to cut energy consumption by 30% or more in homes and provide cleaner air in all of the buildings of Roseland.  It is the right thing to do, and we believe it is what you want as well.

Is Hallsley a part of Roseland?

Hallsley is a beautiful suburban community currently under construction on Old Hundred Road.  It’s physical adjacency provides a natural opportunity to link the principles of Roseland architecture to a conventional style suburban subdivision.  The result is a larger lot styled community that will ultimately share in the public space benefits of Roseland nearby, and with authentic and compelling architecture that is hard to find anywhere nearby.  Hallsley provides an opportunity to sample today the quality architecture that will be found in Roseland in the years to come.

How will Roseland protect the Swift Creek Reservoir?

The Swift Creek Reservoir is one of the county’s most beautiful and vital natural resources.  It is a principal water supply for Chesterfield County and a unique recreational amenity to the County.  Roseland will incorporate innovative designs that not only clean the water that runs off from storm events, but will actually reduce the amount of water that runs off in the first place.

In a design approach called low-impact development or light-imprint development, the rainfall is captured near where it falls and allowed to nourish the vegetation rather than become a torrent of runoff that causes sediment and pollutants to be transported to the Reservoir.

Whether it is green roof plantings, or underground cisterns that are used for irrigation, Roseland’s approach to stormwater management and protection of the Swift Creek Reservoir provides a model for how to sensitively develop and how to make better use of one of our most important, and free, natural resources…rain.

What will be done to help the environment in Roseland?

Besides the green building requirements (click here for more) and our innovative approach to stormwater management (click here for more), Roseland will look for every opportunity to reduce the environmental footprint of development while creating an amazing place for us to work, live and play.

Recycling programs will be a standard part for homes and businesses in Roseland, not optional.  Trash removal will be more sensitive to the close proximity of homes to companies.  Regular sweeping of streets, during construction and beyond, will reduce the pollutants that often accompany storm events.

The best example of our approach to environmental stewardship, however, is on our design approach to the community.  We stay away from areas that are sensitive to the health of the ecosystems.  We reduce as much as possible how and where we cross streams, and when we do, we consider the natural paths of wildlife, so that those paths can be preserved.

Ultimately, Roseland will provide one of the best gifts to the environment, a heightened sense of our day to day impact and how we can all do our part to tread more lightly in how we go about living.  This is a gift that will multiply for the good of us all.

How can I get on the list for an opportunity for the first homesites?

Like most successful New Urban communities, we anticipate the demand for living in Roseland to exceed our ability to bring homes to the market.  While that is a good thing for the vitality of the community, it may spell frustration for those that want to be there but didn’t know there would be a “line” to get in.

We will be providing an opportunity for all who wish to purchase a home in Roseland through a lottery selection.  This lottery will be made available to all that show the ability to qualify for a homesite purchase and are able to build within one year of a homesite purchase.
